Questions
The market pages and the revenue estimator are free. Market pages need nothing at all, and the estimator asks for an email only when you want the comparable listings behind the revenue range.
The subscriber app at app.rosstays.com is the paid product. It adds full underwriting, deal comparison, sensitivity analysis, and saved deals for people evaluating properties seriously.
Market statistics come from licensed third-party short term rental data covering active listings across the US and Canada. We are a licensed data customer, not a scraper.
Regulation summaries are researched and verified by us, with primary government sources linked on each market page and a verification date shown.
The estimator returns a range rather than a single number, because a range is the honest answer. It reflects what comparable listings in that market are actually doing at that bedroom and bathroom configuration.
What it cannot know is your specific property: the finish level, the photos, the pricing strategy, the reviews you have not earned yet. Two identical floor plans on the same street can differ by 40 percent on operation alone. Treat the range as the market's shape, not a promise about your unit.
A 0 to 100 score built from four inputs: RevPAR growth, demand versus supply, seasonality risk, and occupancy strength. Each subscore shows its weight and the sentence of math behind it.
The point is that you can argue with it. If you think seasonality matters more in your strategy than we weight it, you can see the raw subscore and adjust your own thinking. Read the full method on the methodology page.
Market pages refresh on a monthly cadence. Estimator lookups run against live data at the time you run them, with short term caching so repeated identical searches do not re-bill the data source.
Two different answers, depending on which tool you mean. The estimator works on any address in the world and answers in the local currency, so Lisbon comes back in euros and Seoul in won.
Built market pages, the ones with trends, pacing, scores, and regulation summaries, currently cover 1,264 US and Canadian markets, 147 of them in Canada. More countries are on the way. If a US or Canadian market is missing from the directory, it usually means active listing counts are too low to produce a statistic worth publishing.
No. Entering your email unlocks the comparable listings and lets us send occasional notes about short term rental markets. You can unsubscribe at any time and we do not sell lists.
No. Ross Stays is not affiliated with, endorsed by, or certified by Airbnb. We use the word descriptively because that is the platform most of this supply lists on.
That is our parent company. Ross Stays acquires and launches short term rental properties for investors, and Ross Stays is the research layer that sits in front of it. If you would rather have it done for you than do the research yourself, that is the door.
Because we have to live with the answer. The people building this run properties, and a bad estimate costs us the same thing it costs you. That is also why you will not find projected returns anywhere on this site.
Still have a question?
Email us and a person who actually operates properties will answer.
