Privacy policy

Your email address, but only if you give it to us. There are two places that can happen: unlocking comparable listings after running a revenue estimate, and joining the waitlist for the subscriber app. Browsing market pages requires nothing.

What you typed into the estimator, meaning the market or address you searched and the bedroom and bathroom count. When you submit your email we store that search alongside it so we know what you were looking at.

Basic usage analytics, collected through Vercel Analytics: pages viewed, referring site, approximate region, and device type. This is aggregate traffic measurement and is not used to build a profile of you.

Technical information needed to run the site, including your IP address, which is used briefly and in memory to rate limit our data lookups so one visitor cannot exhaust the service for everyone.

We do not collect payment information on this site, we do not ask for your name, phone number, or address, and we do not have user accounts here.

To deliver what you asked for, which is your estimate report or your place on the waitlist. To send occasional email about short term rental markets, which you can stop at any time. To understand which pages are useful so we know what to build next.

We use a small number of service providers to run the site, and your information passes through them only for that purpose:

• •Vercel: hosting and privacy-preserving analytics for the site itself
• •Make: the automation service that receives your email submission and routes it into our email list
• •NeverBounce: email verification, which checks whether an address is deliverable at the moment you submit it
• •Our short term rental data provider: queried server side for market statistics. Your email is never sent to them, and they do not receive your searches tied to you

We do not sell your information. We do not rent, trade, or share email lists with third parties for their own marketing.

Email addresses and the search attached to them are kept while you remain subscribed, and are removed when you unsubscribe or ask us to delete them. Aggregate analytics are retained by our analytics provider under their own retention schedule. Rate limiting data lives in server memory and disappears within the hour.

Every email we send has an unsubscribe link, and unsubscribing removes you from the list. You can also email hello@rosstays.com to ask what we hold about you, to correct it, or to have it deleted, and we will action it.

Depending on where you live you may have additional rights over your personal information, including the right to access it, to request its deletion, and to complain to a privacy regulator. We honour access and deletion requests regardless of where you are.

We do not use advertising cookies or third party tracking pixels. The site uses only what is necessary to function, plus privacy-preserving analytics that do not follow you across other websites.

This is a tool for property investors and is not directed at children. We do not knowingly collect information from anyone under 18.

If this policy changes in a way that affects what we collect or who receives it, we will update the date at the top and, where the change is significant, tell subscribers by email.
