Methodology
Every Ross Stays Market Score is computed the same way for all 1,264 markets, from the same third-party data, with the weights printed on the page. If you disagree with a weighting, you can see exactly what disagreeing means. That is the point.
What it measures: Median revenue per available listing over the trailing 12 months, compared with the 12 months before that.
Why it matters: A market where the median listing earns more than it did last year is pulling demand faster than supply can dilute it.
What it measures: How fast active listings grew, set against how fast per-listing revenue grew, over the same window.
Why it matters: Supply growth alone is not a problem. Supply growing faster than revenue is. This subscore catches saturation while it is happening.
What it measures: The share of annual revenue carried by the top three months.
Why it matters: A market that earns its year in one season is fragile: one bad summer, one wildfire, one slow Stampede changes the outcome.
What it measures: Median listing occupancy over the trailing 12 months.
Why it matters: Occupancy is the floor under every projection. Weak median occupancy means the average operator is struggling no matter what the top earners post.
Each subscore maps onto a 0 to 100 scale between fixed bounds, the weighted total becomes the market score, and the letter grade is a straight cutoff: 90 and up is A+, 80 is A, 70 is B, 55 is C, 40 is D, below that F. A market needs at least two full years of monthly data to be scored at all.
Market statistics come from licensed third-party short term rental data covering active listings across the US and Canada. Market pages refresh on a monthly cadence. We are a licensed data customer, not a scraper.
Regulation summaries are researched and verified by us, with sources linked on each market page and a verification date shown. Rules change often. Confirm with the municipality before you transact.
Every number on this site is an estimate computed from market data, and we label it that way. Estimates describe what listings in a market have done, not what your property will do. They are research inputs for your own underwriting, not investment advice and not a guarantee of performance.
Ross Stays is built by an operator. Our parent company runs its own short term rental portfolio, including the number one ranked Airbnb in Calgary, and we built this tool because we wanted it for our own buying decisions.
